Reston Housing Market Cools Slightly as Mortgage Rates Stabilize

Home price growth in the Reston area has slowed in recent months as mortgage rates have stabilized, giving buyers somewhat more negotiating room after several years of a tight seller's market.
What's changing
Local real estate agents report that homes are staying on the market slightly longer than in previous years, and multiple-offer situations, while still common for well-priced properties, have become less frequent.
"It's not a buyer's market by any means, but it's not the frenzy we saw a couple of years ago either," a local real estate broker said. "Buyers finally have a little room to breathe."
Why rates matter
Housing economists say the stabilization in mortgage rates, after a period of sharp increases, has allowed both buyers and sellers to plan with more certainty, which tends to smooth out extreme price swings.
Impact on first-time buyers
First-time buyers in the region say the shift, while modest, has made a meaningful difference in their search.
"We lost three bidding wars last year," one recent buyer said. "This year we actually got to negotiate on price."
What sellers are seeing
Sellers, meanwhile, report needing to be more realistic about pricing than in previous years, with homes priced aggressively above market value sitting longer before receiving offers.
Outlook
Local economists expect the market to remain relatively balanced in the near term, barring a significant shift in interest rates or regional employment trends.
